Is there a Template Builder Guide?

I want to build a template that just adds +2 to STR and CHA.
Where do I find the lists of Values that can be used, and what they do?

Then I want to build a Half-Celestial, Celestial, Celestial Construct, Celestial Gold Construct Templates.
