Ok, I have a question about making a copy of an item in HeroLab and modifying it.

WHat I am trying to do is some of the staves, like a Dragon Staff (Blue) and add some abilities to make a different version of it.

Is there any way to do this without making an item from scratch, as it says it is non-copyable.

Please note I do own all official Paizo content except some of the APs.

I believe the stuff done by Lone Wolf is flagged as non-copy.

You can still copy it, but you need to use the manual approach.
You can open two instances of hero lab at the same time.
Go to the editor in each one.

In one version, open the item you would like to copy.
In the other, open to the item you would like to create, or the modification of the original.
Then manually copy everything, until you have your copy.
You'll need to save it with a different name, and I believe it will need a unique ID different from whatever is already within hero lab.

Once you have your version of their copy protected material, modify away.
