You could have multiples of the same weapon.

For example, if you use a Greatsword and want stats while base, power attack, raging and both power attack & raging together...

Then you could have four different Greatswords on your character sheet.

If your group uses encumbrance, then you would want to reduce your weight, by the three extra Greatswords via an adjustment.

Take the four swords, and in turn activate/deactivate each combination of abilities you'd like calculated.
And write down the attack bonus and damage bonus for each combination that you'd like to have printed.

Make four (or however many iterations you'd like to have) equipment sets, each with a different version of the Greatsword.
I'd name them Base, P.Attack, Rage, P.Att & Rage.

Now you use adjustments for weapon attack and weapon damage, on each of the individual weapons.
Change the value, until it matches the combination of features you want enabled.
So if Power Attack reduces your attack by three but increases your damage by nine, then for that Greatsword reduce your attack and increase your damage.

Be sure to check the box to print Equipment Sets.

You'll have each print, and since each refers to a different Greatsword, you can have the various combinations of attack and damage printed correctly for each.

If your guy uses a Greatsword +3, you could make them all Greatsword +3, but when you're looking for the one with a set of options, change the sword to +2 so it stands out from the other three (or however many).
Once the attack and damage are adjusted for it, change it back to +3.

Yup, I found it once I opened the portfolio itself.
But the list of community stuff when I first open hero lab doesn't show it, which is weird.

Great advice Ualaa! Just an FYI easier way to deal with the greatsword weight is to just place the greatswords in the container "dropped to ground". No weight and info still on character sheet.

Placing the item in a container called 'Dropped to Ground' is much easier.
If you look at an item, there is the x to remove it.
Beneath that is the ? for more information.
Immediately to the left of that is what looks like a bag icon.

One of those options is dropped to the ground.
It's still on the character sheet, but doesn't weight anything.
Every option is still calculated for it.

As far as adjustments go.
Go to either the "Adjust" tab, if you'd like the adjustment to be included on the print sheet (not just the result of the adjustment, but for the sheet to note that adjustment to reduce weight is included) or to the "Personal" tab if you'd like the weight to be adjusted but to not print out that an adjustment was made.

If you're on "Adjust", then the area is "Other Adjustments".
If you're on "Personal, then the area is "Permanent Adjustments".

In either area there are a few similar adjustments.
I like "Weight Carried", as you can make a 110 lbs load read as a 100 lbs load, and affect you as the lighter load.
Try searching for Encumbrance or Weight, to view a few of the options.

Oh, no I figured it out by dropping to the ground. I thought you meant adjusting the to hit and damage, so that I could have two long swords, one showing a regular attack at +3 and 1d8+3 and the other as "Power attack" at +1 1d8+5 for example.

You can. To do this without the community pack you would need to go to the Adjust tab. Then on the "Other Adjustments" add "Weapon Damage Bonus" and "Weapon Attack Penalty". Then you can select the specific longsword and "Untyped Bonus/Penalty" and set the values to +2/-2.

Using the Community Pack turn on "ShadowChemosh Adjustments". Then on the Adjust tab add "Feat: Power Attack". This then adds additional text to the weapon to show the Attack/Damage values as "if" you had Power Attack turned on. When you print you get both Power Attack values and Non-Power Attack values.

Some progress.
I managed to select the Power Attack as a feat, it added [PA +7H +9D] to the weapon name. Which is probably good enough, but I wasn't able to modify just one of the equipment set stats.

You need multiples of the same weapon.
Then you can modify each independently of the others.

Even if you only have one of the actual weapon, you could give your character six of that weapon, if you have six different combinations of features you may want to have on or off in varying combinations.

Example:
Longsword & Shield, nothing on.
Longsword & Shield, Barbarian Rage.
Longsword & Shield, Power Attack.
Longsword & Shield, Rage & Power Attack.

In that example, although your character only has the one sword, you have four combinations of things that may apply.
If you try for adjustments to the one sword, power attack (reducing attack and increasing damage) messes up the non-power attack values.
But if you give yourself four swords, and drop three of them to the ground.
Each can be given a different set of modifications to match the various combinations.
You can modify each independently of the others, because each is a unique item.

Sorry for being such a numb skull, and thanks for your patience.
I did that as well, and managed to add the modifiers in the adjust tab, but it doesn't give me the option to choose what weapon I want to adjust, it just adjusts everything.
Maybe I'm supposed to activate some other option.
